While most homes are let on 11-month rental agreements, longer commitments and commercial spaces use a lease agreement. The distinction matters — leases carry different registration rules, stamp duty and legal weight. Here's the practical guide from 35 years at Vani Estates.

The moment a tenancy runs 12 months or longer, the law treats it as a lease and registration becomes compulsory. Skipping registration on a long lease can make it hard to enforce in court.

Stamp duty on a lease is calculated on the lease term and the rent/deposit — longer leases attract higher duty. Registration is done via the Kaveri portal / sub-registrar. Because the numbers scale with term and value, always confirm the exact stamp duty for your specific lease before signing.
