Why Rental Agreements Are Usually 11 Months

You'll notice almost every rental agreement in Bangalore is for 11 months. That's deliberate: agreements of 12 months or more legally require compulsory registration and attract higher stamp duty. The 11-month term keeps it simple and is renewable — which is why it's the market standard.

What a Rental Agreement Must Include

  • Names and details of landlord and tenant
  • Property description and what's included (fittings, parking, appliances)
  • Monthly rent and the due date
  • Security deposit amount and refund terms
  • Term (usually 11 months) and renewal terms
  • Annual rent escalation (commonly a fixed percentage)
  • Maintenance responsibilities — who pays for what
  • Notice period for vacating (typically 1–2 months)
  • Lock-in period, if any
  • Permitted use (residential/commercial) and rules (pets, subletting)
  • Utility bills — who pays electricity, water, association dues
  • Condition report / inventory at move-in

Security Deposit Norms in Karnataka

Bangalore is known for higher deposits than many cities. For residential lets, deposits commonly range from a few months' to up to ten months' rent depending on the area and property — though the market has been softening toward more reasonable levels. The agreement must clearly state the deposit amount and the conditions for its refund (usually within a set number of days of vacating, less any legitimate deductions for damage beyond normal wear and tear).

Stamp Duty & Registration

  • Stamp duty on rental agreements in Karnataka is nominal for the standard 11-month term and is based on the rent and deposit.
  • Registration is optional for agreements under 12 months but mandatory for 12 months or longer.
  • e-Stamping via the Kaveri portal / authorised vendors is the standard method.

Police Verification — Don't Skip It

Tenant police verification is required and protects the landlord. It's a simple process (online in many jurisdictions) and should be completed at the start of every tenancy. A good managing agent handles this for you.
