But apartments can't satisfy every classical Vastu rule, so the practical question is: which principles are worth prioritising? Here's our grounded, 35-year agent's take — no fear-selling.

First, A Balanced View

Vastu is an ancient system about orientation, light, air and energy flow. Whatever your personal belief, two things are true in the Bangalore market: (1) many buyers filter for it, so a Vastu-compliant home has a wider resale audience, and (2) a lot of Vastu principles overlap with plain good design — natural light, ventilation, and sensible layout. Treat it as one factor among many (location, builder, price, title), not the only one.

The Vastu Factors Worth Prioritising

1. Main Door Direction

The entrance is considered the most important Vastu element. North, East, and North-East facing entrances are traditionally most preferred; North-West and specific East/North sub-directions are also favourable. If Vastu matters to you, prioritise the main-door direction above almost everything else.

2. Direction of the Flat / Facing

North and East-facing homes are classically favoured for light and prosperity. In practice, these often carry a small premium in Bangalore and hold resale value well.

3. Kitchen Placement

The South-East is the traditional zone for the kitchen (the fire element). Many buyers check this specifically.

4. Master Bedroom

The South-West is considered ideal for the master bedroom for stability.

5. Pooja / Prayer Space

North-East (the "Ishan" corner) is preferred for a prayer space or for keeping open and light.

6. Toilets

Avoiding toilets in the North-East and in the centre of the home is a common Vastu concern buyers raise.

What You Can't Always Control in an Apartment

Be realistic: in a flat, you rarely get to choose the exact internal placement of the kitchen or bathrooms — that's fixed by the builder's design. So the practical strategy is:
- Prioritise the things fixed at purchase: main-door direction and the flat's facing.
- Be flexible on the rest, or choose among available units for the best overall compliance.
- Remedies exist: many minor Vastu concerns have accepted remedies (mirrors, colours, placement) that a Vastu consultant can advise — you don't need a "perfect" flat.

How to Shortlist Vastu-Friendly Flats Efficiently

  1. Decide your non-negotiables (usually main door + facing).
