Every owner renting out a flat in Bangalore faces the same question: list it free on NoBroker and save the brokerage, or use an agent? It sounds like an easy call — why pay when you can list for free? But after 35 years managing rentals in South Bangalore, we can tell you the honest answer is more interesting than "free is better." Here's the real math.

What "Free" Actually Saves You

Let's be fair to the free route first. If you list your ₹45,000/month flat yourself on a no-brokerage platform, you save roughly one month's rent in brokerage — about ₹45,000. That's a real saving, and for some owners it's the right choice. If you live in the same city, have time on your hands, enjoy dealing with people, and your flat is easy to rent, doing it yourself can work.

What "Free" Actually Costs You

Here's what the ₹45,000 saving doesn't tell you:

1. Your time — the biggest hidden cost.

Listing yourself means fielding dozens of enquiries, most of them time-wasters. You'll schedule viewings that no-show, repeat the same answers twenty times, and negotiate with people who were never serious. For a working professional, that's evenings and weekends gone for weeks.

2. Vacancy — the silent killer.

This is the number owners forget. If self-listing takes even six extra weeks to find the right tenant versus a well-connected agent, you've lost ~1.5 months of rent — ₹67,500 on a ₹45,000 flat.
