One of the biggest mistakes first-time buyers make is underestimating registration costs. Beyond the property price, you'll need 7-10% extra for legal fees, stamp duty, and registration. Here's the complete 2026 breakdown.
**Stamp Duty in Karnataka (2026)**
- Properties above ₹45 Lakh: 5% of property value
- Properties between ₹21-45 Lakh: 3%
- Properties below ₹20 Lakh: 2%
- Female buyers: Additional 1% concession on stamp duty
**Registration Fee**
Flat 1% of the property value, capped at ₹15,000 for most cases. This is paid to the Karnataka Sub-Registrar's office.
**Cess and Surcharge**
Additional 0.5% cess applicable on most properties in BBMP limits. Plus a 10% surcharge on stamp duty for urban properties.
**GST on New Properties**
If buying from a builder for an under-construction property: 5% GST (1% for affordable housing under ₹45 Lakh). No GST on resale properties.
**Real Example: ₹1 Crore Apartment in Jayanagar**
- Property value: ₹1,00,00,000
- Stamp duty (5%): ₹5,00,000
- Surcharge (10% of stamp duty): ₹50,000
