Step 1: Price It Right — The Single Biggest Decision

- Look at actual transacted prices (not just asking prices) for similar flats in your building and locality
- Adjust for your flat's specifics: floor, facing, view, age, condition, amenities, parking
- Factor in current demand in your micro-market

- Khata certificate & extract (A-Khata preferred) in your name
- Latest property tax paid receipts
- Approved building plan / OC (for apartments)
- Society/association NOC and share certificate if applicable
- Loan closure / NOC from your bank if the flat was mortgaged
- Encumbrance-free confirmation

Step 3: Present the Flat to Sell
- Declutter and deep-clean — an empty, clean flat photographs and shows far better
- Fix the obvious — leaking taps, cracked tiles, patchy paint; small fixes lift perceived value
- Good photos — bright, wide, honest; most buyers decide whether to visit based on photos
- Be flexible on viewings — the easier you make it to see, the faster it sells
Step 4: Reach the Right Buyers
A flat sells fast when it reaches genuine, qualified buyers — not just maximum eyeballs. That means the right pricing, the right presentation, and an agent with an active buyer network. Casting a wide net on free portals brings volume, but also tyre-kickers and lowballers; a focused approach reaches buyers who are ready.
Step 5: Negotiate & Close
- Know your floor price before you start
- Understand the buyer's position (cash vs loan, timeline) — it affects certainty, not just price
- Insist on a proper Agreement to Sale with a clear advance and default terms
- Coordinate the Sale Deed, registration and Khata transfer to the buyer
