Home Loan Guide for Homebuyers in Bangalore (2026): Eligibility, Documents, Process & NRI Loans

July 24, 2026·By Vani Estates

A home loan is how most people buy their flat — but the process trips up first-timers, and small mistakes cost you rate or approval. Here's a clear, practical guide to home loans for buying in Bangalore. And through our lending partner's network of 150+ banks, we can arrange your loan for you — one application, best rate, paperwork handled.

How Much Can You Borrow?

Banks typically fund up to 80% of the property value (sometimes up to 90% for smaller loans), so plan for a 20% down payment plus registration and other costs. Your loan amount is capped by two things: the property value, and your repayment capacity.

How Eligibility Is Decided

Lenders look at:
- Income and employment stability (salaried vs self-employed)
- Existing EMIs and obligations — your total EMIs shouldn't exceed roughly 40–50% of income
- Credit score — aim for 750+; it directly affects approval and your interest rate
- Age and remaining working years (loan tenure)
- The property itself — clear title, approvals, and the lender's approved-projects list

Get Pre-Approved Before You Shortlist

A pre-approval tells you your real budget and makes you a stronger, faster buyer. Do this before you fall in love with a flat.

Documents You'll Need

  • Identity and address proof (Aadhaar, PAN, passport)
  • Income proof — salary slips + bank statements, or ITRs for self-employed
  • Employment proof
  • Property documents — Sale Deed chain, EC, Khata, approved plan, OC
  • Down-payment proof

The Step-by-Step Process

  1. Check eligibility and get pre-approved
  2. Shortlist and finalise the property (verify title first — see our document checklist)
  3. Submit the full loan application with documents
  4. Bank does legal and technical verification of the property
  5. Sanction letter issued with terms
  6. Sign the agreement; loan is disbursed (in stages for under-construction, lump sum for ready)

Tips to Get a Better Deal

  • Improve your credit score before applying (clear card dues, avoid new loans)
  • Compare lenders — even a small rate difference is lakhs over the tenure
  • A higher down payment reduces interest and improves approval odds
  • Fixed vs floating — understand what you're choosing
  • Watch for processing fees and hidden charges, not just the headline rate

Home Loans for NRIs

Indian banks readily lend to NRIs, usually up to 80% of value, with EMIs paid from your NRE/NRO account or via inward remittance. You'll need overseas income proof, passport/visa, and often a Power of Attorney holder in India. Tenures may be a bit shorter than for residents. We cover the full remote-buying process in our NRI guide and on our NRI services page.

One More Cost to Plan For

Beyond the down payment: stamp duty and registration (roughly 6–7% of value in Karnataka), plus interiors and moving. Budget for these so you're not caught short — try the numbers on our EMI calculator (the button on every page).
